The Alteration Agreement, Handled
Renovating in a managed building is two projects at once: the work inside your apartment, and the paperwork, approvals and logistics that satisfy your board and managing agent. Most co-ops and condos require an alteration agreement before any work begins, and boards review it closely. We prepare the contractor side of the package: scope of work, company information, license and insurance documents, schedule and any other items your building's alteration package asks for. Where the building or the scope calls for drawings or permits, we coordinate them along with your architect or engineer if you have one.
We know an incomplete package is the most common cause of delay, so we work through the building's checklist item by item and respond quickly when the managing agent or the board's architect comes back with questions.
Certificates of Insurance, Including Our Subcontractors
Buildings want proof that everyone working on site is insured, naming the parties the building specifies. Citi Skyline is fully licensed and insured, and we issue certificates of insurance (COIs) in the form your managing agent requires. We also collect and submit COIs for our subcontractors, such as plumbers and electricians, so there are no gaps and no last-minute holds at the service entrance.
Board Approval and Working Hours
Nothing starts until the board or managing agent gives the green light. Once it does, we mobilize right away. We schedule the job around your building's permitted working hours, noise rules, elevator reservations and delivery windows, and we plan the sequence of work so loud demolition and deliveries happen when the building allows them.
Protecting Common Areas and Your Neighbors
Your neighbors share the lobby, hallways and elevators with our crew. We protect the route from the service entrance to your door, keep the work area clean and organized, and remove debris responsibly according to building rules. The goal is that the only sign of the renovation is a better apartment at the end.
Clear Communication With the Managing Agent
Property managers and superintendents get one point of contact at Citi Skyline. We share the schedule in advance, give notice before water or electrical shutoffs, and keep the managing agent updated when the building has questions or concerns. If the building needs to pause or slow the work, we adjust and keep everyone informed.
How a Co-op Renovation Works With Us
1. Free on-site consultation. We visit the apartment, discuss your goals and budget, and review your building's alteration agreement and house rules.
2. Proposal and timeline. You receive a detailed scope of work and a timeline for the project.
3. Alteration package. We assemble the contractor documents, COIs (ours and our subcontractors') and schedules the building requires, and coordinate drawings and permits when needed.
4. Board and managing agent review. We answer questions from the managing agent or the board's reviewer until the package is approved.
5. Building-ready start. We confirm working hours, elevator bookings and common-area protection with the super before day one.
6. Construction. Demolition, plumbing, electrical, kitchens, bathrooms, flooring and painting, with regular updates to you and the building.
7. Final walkthrough and close-out. We walk the work with you, complete any punch-list items, clean up thoroughly and provide the close-out items your building requests.

Do you prepare the alteration agreement paperwork?
Yes. We complete the contractor portion of your building's alteration package, including scope, schedule, license and insurance documents, and work with the managing agent until it is approved.
Can you provide certificates of insurance for our building?
Yes. We are fully licensed and insured and issue COIs in the form your managing agent requests. We also provide COIs for our subcontractors.
When can work start?
As soon as the board or managing agent approves the alteration agreement and the building confirms the start date. We begin work promptly after approval.
Will you follow our building's working hours and house rules?
Yes. We schedule all work, deliveries and debris removal around your building's permitted hours, elevator reservations and house rules.
Do you handle permits?
Yes. We take care of obtaining the permits and approvals your renovation requires, coordinating with your architect or engineer when drawings are needed.
